Wayne Evans founded Small Business Lending, Inc. in the San Francisco Bay Area in 1982 on a simple idea: a small business owner seeking financing deserves a banker who understands the deal, not a call center reading from a script. That idea still shapes how the company operates today.

Small Business Lending, Inc. is now a direct correspondent and wholesale lender affiliated with Direct Wholesale Rates, LLC, which is affiliated with SNB Bank NA, Member FDIC, placing SBA 7(a), SBA 504, USDA B&I, conventional commercial real estate, and bridge loans with banks, credit unions, and CDCs nationwide. That longevity is also why the company's leadership has been nominated three times for the SBA Financial Services Advocate of the Year award by the San Francisco district office — recognition earned by staying involved in transactions long after a typical broker would have moved on.

01 — StructuringWe review the borrower, the business, the collateral, and the goal, then identify which program — SBA 504, SBA 7(a), USDA B&I, conventional CRE, or bridge financing — fits the transaction and build a structure around it.
02 — UnderwritingWe analyze cash flow, debt-service coverage, collateral, and credit the way a lender's underwriter will, so issues are caught and addressed before the file ever reaches a lender.
03 — PackagingWe assemble the narrative, financial spreads, projections, and supporting documents in the format experienced lenders expect, so the file moves faster and gets a fair first read.
04 — Lender CoordinationWe present the request to the lender best positioned to approve it, then manage the underwriting questions, conditions, and follow-up documentation that follow.
05 — ClosingWe stay engaged through appraisal, title, and final documentation — coordinating every party involved to help keep the closing on schedule through funding.
